REGULATIONS

These Regulations are established to guarantee all guests an orderly, peaceful and serene use of Biancospino S.r.l.’s facilities (hereinafter referred to as “facility/facilities” for brevity). They have contractual nature; therefore, sending the booking and/or filling in the data on the Guest Portal by any person entails formal acceptance by that person and all companions, therefore by all accommodated persons (hereinafter referred to as “Client” for brevity), for all intents and purposes, of these Regulations in all their clauses and provisions, including any unpleasant consequences. The relationship with Biancospino s.r.l. is governed by Italian Law and non-observance of said law results in the Guest’s removal from the facility and, if applicable, reporting to public security authorities, without prejudice to other remedies.

1) Documents

The Client, upon booking the facility or immediately after, is obligated to enter on the Guest Portal or send directly to Biancospino S.r.l. their own documents and those of companions who will use the accommodation at least 24 hours before the arrival date, and in any case by and no later than 5:00 PM of that day, to be understood as the maximum limit. This is for identification purposes and to enable compilation and communication of presence to police authorities, as required by law. The entry of data and/or forwarding of documents constitutes an essential condition for using the service; therefore, after the aforementioned deadline passes without the entry and/or sending of documents being completed, Biancospino S.r.l. will not allow access to the unit, retaining the amounts paid by the Client for the stay.

2) Booking Conditions

The Client, by sending the booking, confirms having reviewed and expressly accepting the Booking Conditions that form an integral part of these Regulations.

3) Registration of accommodated persons and prohibition of access to persons not expressly registered

It is absolutely forbidden for the Client, also in function of art. 109 of T.U.L.P.S. (Consolidated Text of Public Security Laws), to allow access to the facility and/or apartment by persons and/or guests other than those duly registered at the time of booking or subsequently. It is therefore not permitted in any way and in any case for the Client, even temporarily, except in the case of medical personnel for emergency cases, to allow access to the facility and/or apartment by persons other than those duly registered by the Client. Even any visits by family members and/or friends must be previously authorized by the facility after identification through an identity document. All persons found inside the facility without express authorization will be reported to the competent Public Security Authorities.

4) Arrival and departure times

Apartments and/or rooms are available for check-in starting from 3:00 PM on the arrival day and must be vacated strictly by 10:30 AM on the departure day, except for agreed and authorized exceptions.

In case of late check-out compared to the indicated time, a surcharge will be applied according to the following schedule:

  • Late check-out charge:
    • Until 12:30 PM: €20
    • Until 1:30 PM: €45
    • After 3:00 PM: the cost of an additional night, according to the current rate schedule.

Rates are understood as daily regardless of entry time.

5) Customer Care

The Customer Care service offered by Biancospino S.r.l. is available to Guests from Monday to Friday, from 9 AM to 6 PM. Outside these days and hours, operator intervention will be guaranteed, upon message from the Client, only in cases of proven urgency.

6) Luggage storage

Luggage storage is free and unattended. Luggage is therefore placed in luggage storage under the responsibility and custody of the owner. Suitcases, baskets, bags and travel sacks, as well as packages and similar items may be left in storage, within the limits of the storage capacity, provided they are well closed. The storage is shared with all guests using the facility. It is strictly forbidden to deposit any type of valuable object in this luggage storage. In any case, it is expressly forbidden and Biancospino Srl is not responsible for money, jewelry, precious metals, samples or business documents and objects and other values in general, as well as luggage containing goods or materials that are easily flammable or easily perishable or emitting bad odors or that may cause deterioration of luggage storage infrastructure or damage to other deposited luggage. By using this luggage storage, the user renounces any action or claim against Biancospino Srl regarding the deposited property in general and specifically if damaged and/or missing. The Guest who deposits illicit and/or dangerous contents is responsible for damages that may occur to this building and/or other deposited goods and/or that may cause harm to themselves and other people. The use of luggage storage by the Guest presupposes knowledge and unconditional acceptance of these regulations. If the Guest does not accept these terms, the Guest cannot use this luggage storage in any way. Management reserves the right, at its unquestionable judgment, not to accept luggage and other personal effects for storage.

7) Quiet hours

During the hours from 1:30 PM to 4:00 PM and from 10:30 PM to 8:00 AM, Clients are requested to observe maximum silence and in any case to adopt behavior appropriate to ensure that guests’ rest is not disturbed in any way, thus avoiding in particular using loud voices in the sleeping area, wearing clogs or noisy shoes in all rooms, slamming or forcefully closing doors, noise and shouting of any other kind. The use of television or radio is permitted even during the indicated hours, but with moderate volume.

8) WI-FI

A free wi-fi network is active in the facility, for exclusive use by facility Clients. Biancospino S.r.l. is not responsible for any malfunctions due to the network provider, but may simply take charge of any Client report to transmit it to the provider. Regarding the wifi internet service provided by the Manager, the Guest may use it following the connection instructions provided inside each property unit/room. The possibility of transferring use to third parties, free or for payment, temporarily or permanently, without written consent from the Manager is expressly excluded. The Guest is obligated to use the wifi internet service in compliance with all current laws and regulations. The Guest guarantees that any material or data entered into the network does not violate copyright or other intellectual or industrial property rights. The Guest acknowledges that it is forbidden to use or allow others to use the wifi internet service to commit crimes, acts against morality or public order or with the purpose of disturbing others’ peace, damaging or violating or attempting to violate correspondence secrecy. The Guest undertakes not to enter into the network, using the wifi internet service, information or data that may present forms and/or content of pornographic, obscene, blasphemous or defamatory nature and not to download similar material with particular reference to child pornographic content. The use of wifi internet service to commit or facilitate the commission of crimes of any kind and type is prohibited. The Guest will not use, and will adopt every precaution so that third parties do not use, the wifi internet service to make communications that cause damage or disturbance or that violate current laws or regulations or are contrary to public order. The Guest will be responsible to the Manager and third parties for any damage resulting from improper or illicit use of the wifi internet service as well as their credentials by third parties. The Guest acknowledges that the Manager will not be responsible for damages resulting to the Guest or third parties as a consequence of interruptions, suspensions, delays, or malfunctions of the wifi internet service.

9) Stay of minors or persons lacking autonomy

Minor subjects and/or those lacking autonomy in whole or in part not accompanied by parents/guardians/curators/administrators or, if legally necessary, not authorized by them, and therefore not possessing regular documentation in this regard, cannot stay in Biancospino S.r.l. facilities.

Parents of minors or persons who serve as guardians/curators/administrators of subjects lacking autonomy in whole or in part are responsible for acts committed by such subjects within the facility and are required to supervise them and ensure they maintain correct behavior towards other guests, with particular reference to strict respect for silence, which the company intends to guarantee to its Guests, and avoid causing damage of any kind.

10) Animals

Biancospino S.r.l. reserves the right to accept domestic animals in its facility, provided their presence is duly communicated and declared at the time of booking, with specific mention of the type of animal and size. Failure to provide prior communication and request approval for an animal’s presence will result in a charge of an increased pet fee of €100.00 (one hundred euros). The Client, in any case, within the accommodation facility must keep the animal in a way that does not cause annoyance, noise and damage to other guests and the hotel facility. Only animals in compliance with health regulations may access the hotel. Management may request compensation for any damage caused.

11) Smoking prohibition

Biancospino S.r.l. facilities are “smoke free”. It is therefore strictly forbidden to smoke inside the apartment (even with windows open and including related balconies and terraces) and common areas (except the garden if present and outdoors) (art. 51 law n. 3 of 16/01/03 and DCPM 23/12/03). Any failure to comply with the prohibition, which will be verified during unit inspection after check-out, will require special cleaning of the unit and furnishings, with particular reference to fabrics etc., and specifically the execution of 2 ozone sanitization treatments. Given the high costs of such interventions, Clients are informed that Biancospino srl will apply an irreducible penalty of €250.00 (two hundred fifty) for each single violation to violators. Furthermore, failure to observe this prohibition may result, at the facility’s unquestionable judgment, in removal as unwanted clients/guests. In such case, the removed client will not be entitled to any refund of the payment made, with the facility reserving the right to claim compensation for any damage and prejudice in addition to the penalty indicated above.

12) Bed configuration and linen replacement

The Client must specify their preferences or specific requests for bed configuration at the time of booking and in any case by and no later than 24 hours before the date scheduled for check-in, to allow preparation of the unit in a different mode from the standard one.

Apartment linen is replaced as provided by regulations for vacation homes where the client stays, and therefore at guest check-in and check-out. In case of b&b, room cleaning is daily. In exceptional cases in vacation home apartments, a linen change may be authorized upon Client request. Said change will result in a supplement charge, and therefore an extra cost of €25.00 (twenty-five) per room, for each bed linen change.

It is forbidden to remove linen from the occupied unit. Should post-check-out inspection reveal missing or damaged linen compared to the unit’s standard equipment, Biancospino S.r.l. will apply an extra charge to be paid by the Client equal to the purchase cost of missing/damaged goods.

13) Waste separation and energy saving

Biancospino S.r.l.’s Policy provides for waste separation. Clients are therefore invited to separate waste. We invite you not to waste water and electricity when leaving the apartment.

14) Extra cleaning

In case the Guest leaves the occupied unit in poor conditions, without bothering to wash dishes and/or remove waste, and more intensive cleaning than usual is therefore necessary, an extra cost of €50.00 (fifty) will be charged to the Client.

15) Equipment verification and damage compensation

In case damage to the facility, furnishings and/or equipment is found following check-out or during the stay, the Client must pay the corresponding amount for repair/replacement at the facility’s choice.

The Client is required to verify the completeness and functionality of the occupied unit’s equipment within two hours of check-in, consulting the related list found inside the apartment. They are also required within the same timeframe to report any additional problems encountered. In the absence of reports within the indicated timeframe, the unit will be considered delivered correctly and completely equipped and in perfect condition.

Verification of the unit by staff appointed by Biancospino S.r.l. will occur as soon as possible after check-out. They will promptly report any damage and/or deficiencies they find to Management. Customer Care will then proceed to quantify the damage found, including costs for repurchasing damaged or missing goods, costs for any restoration work, as well as labor costs, quantified as a lump sum equal to 25% of the damage, and days of possible unit unavailability, acquiring appropriate supporting documentation. They will then send formal communication to the Client within two working days of check-out, proceeding to charge the amounts that will be due.

16) Heating/cooling system

In case of system malfunction that causes a difference of more than 5 degrees of heat more or less compared to the 19 degrees provided during winter season or 24 degrees during summer season, the Client accepts in advance that facility managers will provide a refund on the total room price of 20%.

17) Floor level or position or room and/or apartment view

The client accepts at the facility manager’s unquestionable evaluation, unless otherwise established in the booking, that the stay room and/or apartment may be located on any floor level (from ground floor to top floor) or position or view.

18) Noise

The Client has no right to any refund in case of noise caused by third parties, including other guests located anywhere in the facility. Should the client and/or their guests cause annoying noise complained about by other facility guests during quiet hours (from 10 PM to 9 AM), they will be charged a penalty of €50.00 for each verified infraction.

19) Hot water

In case of boiler malfunction and consequent lack of hot water, the client accepts in advance that facility managers will provide a refund on the total room price of 20%.

20) Water

In case of water shortage due to external causes not attributable to the facility manager, nothing is due as refund to the Client.

21) The Client declares to accept, having taken prior notice, and thus to respect the Regulation of the Municipality where the facility is located [Bologna, Sasso Marconi (BO), Florence, Marciana (LI)] on the maximum heat temperature allowed in apartments and/or rooms during the winter period.

22) Access to the Facility and Illegal Activities

Please note that outdoor spaces outside the booked facility may not be for exclusive use, as they may be used for vehicle passage (such as cars or tractors) or pedestrian traffic. Additionally, condominium areas such as stairwells, elevators, landings, basements and luggage storage are shared and may be used by other people, such as service personnel or couriers for laundry delivery, at any time. Please remember that organizing any type of party inside the facility is absolutely prohibited. Should evidence of unauthorized parties be detected, such as:

  1. Excessive noise: loud music audible from outside, screaming, shouting or complaints about noise from nearby residents;
  2. Access by unauthorized persons: entry of unregistered persons, namely those who do not stay overnight in the facility or apartment and who have not provided a valid identity document or passport;

The guest accepts that facility personnel may intervene to immediately stop any activity deemed illegal or unauthorized.

BOOKING CONDITIONS

Booking must be confirmed by the Client by providing credit card details as guarantee.

Sending card details constitutes in any case prior authorization for pre-authorization and/or charging, according to booking and Regulation terms and methods.

Should a “refundable” rate have been selected and cancellation occurs within the provided terms, no amount will be charged.

The booking procedure and payment must occur within 30 minutes, after which it is automatically cancelled.

The booking will therefore be confirmed only by entering the credit card within the above terms.

The booking systems used by Biancospino S.r.l. use the most advanced security standards to guarantee protection and privacy of entered data, as per separate legal notice.

BOOKING CANCELLATION TERMS

As indicated at the time of booking and based on the option exercised by the Client, the booking may be cancelled and/or modified promptly as follows:

STANDARD RATE BOOKING

Free cancellation up to 7 days before arrival. For subsequent cancellations or no-show, the total booking amount will be charged. For booking of 4 or more apartments, Biancospino srl reserves the right to modify cancellation conditions.

NON-REFUNDABLE BOOKING

Non-refundable bookings may be charged for the full amount at any time after booking confirmation. In case of early departure, the Client will not be entitled to any refund on rates paid for the booked stay.

EXTRA SERVICES PROVIDED ON REQUEST DIRECTLY BY THIRD PARTIES

For the sole purpose of favoring the Client, and without any assumption of responsibility in this regard, Biancospino S.r.l. informs Clients who wish to use services not provided by the facility that it is possible to have breakfast at bars near the accommodation facilities.

Every request and related payment, as well as conditions of such service and any related problems, will be regulated by the Client directly with the requested service provider.

It is also possible to request parking for one’s car near the facility. Also in this case, this indication is a mere courtesy notice, for which Biancospino S.r.l. assumes no responsibility. PARKING USE REGULATIONS

These regulations apply exclusively to Biancospino Srl facilities equipped with parking. Specifically, reference is made to the following parking:

  • Paid parking for B&B Villa Nicoletta Tortorelli and B&B Villa Ginevra Tortorelli facilities, located at Piazza d’Azeglio 39, Florence.
  • The parking is not guarded. The company owning the area, therefore, has no obligation to supervise and guard the vehicle or other parked means and their contents and is not responsible for any damage caused by third parties, theft, subtraction or break-ins. It is recommended to always proceed at walking pace.
  • Parking use is permitted only to facility clients and only for the time of legitimate stay in the facility.
  • It is mandatory to turn off the engine immediately after parking the vehicle.
  • The company disclaims all responsibility for damage suffered by cars, motorcycles or helicopters parked, resulting from incorrect maneuvers, extreme weather events or other force majeure causes. By way of example and not exhaustively, weather events include: hail, strong wind with consequent falling branches, and damage caused by floods.
  • In case of using the electric charging station, the company disclaims all responsibility for any damage caused by electrical voltage problems or incorrect use of the station.
  • It is expressly forbidden to: a) park campers, trailers, heavy vehicles, etc.; b) refuel, perform repairs, oil changes, vehicle washing and generally any vehicle maintenance operation; c) stay long with the engine running and honk the horn; d) linger in vehicles beyond the time strictly necessary for parking operations; e) sleep inside parked vehicles/means or stay in them in any way; f) park vehicles/means with tank leaks or affected by other defects that could damage the parking; g) park vehicles/means without regulatory license plates and/or without mandatory RCA insurance; h) park vehicles/means in transit areas and in front of exits;
  • If the client does not accept these terms, parking in our spaces is prohibited and the user must use public parking.
  • Using the parking therefore implies implicit acceptance of these regulations, nothing excluded or excepted.

SWIMMING POOL REGULATIONS

Located at Via Montechiaro 30/2 – Sasso Marconi (BO), ZIP 40037

By accessing the pool, you fully accept these regulations.

  1. The pool is not guarded or supervised. Users must exercise maximum caution. The pool manager expressly informs that no lifeguard assistance is provided.
  2. Permitted usage hours:
    • Pool: from 8:00 AM to 10:30 PM
    • Hot tub: from 8:00 AM to 10:30 PM Use of the pool and hot tub outside indicated hours is prohibited.
  3. Opening period: from April 15 to November 15. The water is not heated. In case of water temperature below 18°C, the pool may be closed even during the opening period.
  4. Pool characteristics:
    • Pool: 17.50 x 5 meters – constant depth 136 cm
    • Hot tub: constant depth 100 cm
  5. Water is treated with chlorine, fungicides and pH regulation products as needed.
  6. It is strictly forbidden to:
    • Run or dive
    • Shout or listen to music through speakers
    • Organize parties or dances
    • Smoke in the entire pool area (€250 penalty)
    • Access with animals
    • Bring glass, fragile objects or appliances connected to electrical outlets
    • Eat or drink in the water
    • Access while intoxicated, under the influence of drugs or medications, or in poor health conditions
    • Engage in uncivil, dangerous or inappropriate behavior
  7. Minor access:
    • Prohibited for minors under 14 years
    • Permitted from 14 to 18 years only in the presence and under responsibility of a parent or guardian
  8. Before accessing the pool it is mandatory to:
    • Take a shower (located next to the steps at the bottom of the garden)
    • Sanitize feet
    • Wear rubber slippers or shoe covers in the pool area (not in water)
    • Wear only swimsuit and swimming cap
    • Access to the pool with clothes other than swimwear is prohibited
  9. Access to the pool is prohibited for people with wounds, abrasions, lesions, warts, dermatitis, mycosis or other skin alterations of suspected infectious nature, as well as immunocompromised persons.
  10. Prohibition of solitary bathing: For safety reasons, bathing alone is absolutely prohibited. Water access is permitted only in the presence of at least one other person. Given the absence of supervision, in case of illness or accident no intervention would be possible. The facility disclaims all responsibility for any consequences resulting from failure to comply with this rule.
  11. The pool area has steps both at the hot tub and near the entrance. Maximum attention is recommended.
  12. Maximum capacity is as follows:
    • Pool: 35 people
    • Hot tub: 9 people
    • Total maximum facility area access: 100 people
  13. Pool access is prohibited in case of storms, bad weather or adverse meteorological phenomena.
  14. Bathing within 3 hours of consuming meals or cold drinks is discouraged.
  15. Restrooms are available on the second floor of B&B La Quercia and at the rooms of adjacent accommodation facilities.
  16. The pool manager is Mr. Giuseppe degli Azzoni Avogadro – Tel. +39 331 333 5998.
  17. In case of emergency, the first aid kit is located at the bottom of the pool, after the hot tub, to the right of the shower. The emergency telephone is available to the right of the shower and to the right of the concrete technical room, and is clearly marked. The stretcher access area is located in the parking lot, beyond the black pool boundary fence.

  19. The facility and property are not responsible in any way for valuable objects or personal effects left in the pool or its pertinences.
  20. Acceptance and responsibility: By accessing the pool and accepting these regulations online during check-in, the guest declares to have read, understood and accepted all the rules and safety warnings indicated above. The guest expressly releases the facility and property from all civil and criminal responsibility for damage to themselves or third parties resulting from their own behavior or failure to comply with these regulations.
